Innovative Initiative Seeks to Establish a Model for Future Development on El Cajon Blvd, Influencing Generations to Come

Titan Development (“Titan”), Malick Infill Development (“Malick”), and Thornburg Real Estate Ventures (“Thornburg”) are excited to announce the successful culmination of The Parkline project, an impressive Class-A multifamily edifice spanning approximately 80,000 square feet in San Diego, California. An inaugural event to mark this achievement is set for Saturday, August 26, running from 9:00 am to 6:00 pm, at 4250 Oregon Street. Attendees will have the opportunity to explore the premises and avail themselves of enticing move-in incentives, such as one month of complimentary rent or an e-bike (subject to specific terms and conditions). The construction of The Parkline commenced in January 2022 and concluded as planned.

Andrew Malick, Founder and Principal of Malick Infill Development, expressed, “Our intention was to establish a space that could introduce the distinctive North Park living experience to a broader audience. This project showcases our dedication to creating endeavors that enhance the quality of life for both residents and the neighborhood.”

A North Park resident himself, Malick maintains his office within the area. The location of The Parkline is conveniently situated between his office and home. With a long-standing commitment to El Cajon Boulevard, Malick organized a bus tour in 2014 with the Urban Land Institute to spark reinvestment along this thoroughfare.

Josh Rogers, Partner at Titan, stated, “Our successful expansion into the San Diego market owes much to the thoughtful and community-oriented design by Malick Infill Development, combined with a strategic approach from Thornburg Real Estate Ventures. Witnessing The Parkline’s completion is immensely satisfying, and we eagerly anticipate future opportunities in the California real estate landscape.”

David Bennett, Director of Real Estate Investments at Thornburg, remarked, “The high-quality apartments at The Parkline offer San Diegans access to new and attainable housing within a competitive and costly real estate market. Collaborating with our accomplished partners at Malick and Titan, we are excited to open the doors and offer residents an exceptional living experience in an unbeatable location.”

Funding for The Parkline multifamily development comes in part from Titan Development Real Estate Fund II, which concluded in February 2020, and Thornburg Real Estate Ventures, a real estate investment manager and wholly-owned subsidiary of Thornburg Investment Management. Titan’s Fund II focuses on investments in multifamily and industrial projects. The Parkline marks Titan’s inaugural investment in California. **LOCATION:** The Parkline stands as a six-story residential community comprising 94 units. It is situated at 4250 Oregon Street, nestled in a prime spot adjacent to the iconic North Park Water Tower along “The Boulevard.” The neighboring North Park Community Park offers sports facilities, including tennis and racquetball courts, a softball field, a basketball court, picnic areas, and a dog run. The Parkline is conveniently close to locally-owned restaurants, bars, breweries, coffee shops, a supermarket, and a farmers’ market. With a highly favorable Walk Score of 97 and a Bike Score of 78, the project is conveniently located near dedicated bike lanes along 30th Street, Meade Avenue, and Utah Street. It’s also a stone’s throw away from bus lines connecting residents to Downtown San Diego, Fashion Valley Mall, and San Diego State University. Major freeway access is less than a five-minute drive, and San Diego International Airport is just a 15-minute journey. The project is adjacent to the fully-funded but yet-to-be-constructed Howard Bikeway, designed to enhance east/west connectivity for cyclists in the neighborhood through buffered bike lanes and roundabouts.

**BUILDING PROGRAM:** The Parkline comprises 28 studios, 57 one-bedroom, and 6 two-bedroom apartment homes. The project includes three commercially-addressed loft spaces facing El Cajon Blvd. Each unit features in-home washers and dryers, air conditioning, modern wood-style flooring, dishwashers, soft-closing kitchen cabinet hinges, porcelain tile backsplashes, quartz countertops, and oversized windows and doors to maximize natural light. Many units also offer private furnishable patios with mountain and city views, walk-in closets, built-in desks, and bookshelves. An onsite garage provides 28 parking spaces for cars and four for motorcycles.

**MOBILITY FEATURES:** The property stands between El Cajon Blvd, with three bus routes passing in front, and Howard Avenue, where the planned Howard Bikeway will be located. The building’s design takes advantage of these transportation options as alternatives to private automobiles. The project includes a bike garage with e-bike-specific racks featuring charging outlets. A maintenance station with tools, a bike stand, and a tire pump is also provided. The bike garage walls are adorned with maps of local bike routes featuring QR codes for navigation integration with personal bike computers.

The building lobby hosts a custom-designed Transit Screen providing real-time bus schedules, weather updates, and local neighborhood event information. A bench for rideshare users and visitor bike racks are available. Information graphics and murals on the alley wall offer wayfinding to local amenities and alert drivers to bikes exiting the bicycle garage.

**AMENITIES AND FEATURES:** The main resident amenity area is located on the sixth floor. Boasting panoramic views of Mexico and the Pacific Ocean, this stunning terrace stands as North Park’s highest private space, ideal for social gatherings or quiet relaxation. Residents can enjoy an outdoor lounge with a fire pit, a city-view workspace with laptop desks, a BBQ grill with an open-air dining table, a foosball table, and a yoga deck. An adjacent indoor lounge offers a large-screen smart TV with a sitting area and communal dining space. A state-of-the-art fitness center caters to residents’ wellness needs, while a conference room provides a productive environment for meetings and remote work. An onsite pet spa is equipped with commercial-grade washing and drying equipment.

**HISTORY:** In 2017, Andrew Malick, along with La Jolla Capital Group, acquired two adjacent properties forming an L-shape around the existing Chicken Pie Shop. While attempting to purchase the restaurant, Malick established a friendship with the owner, who was reluctant to sell due to the restaurant’s historical significance to her family. Instead, Malick offered to redesign the building façade at no cost, with the owner covering the expenses for improvements and upgraded signage.
