Innovative Initiative Seeks to Establish a Model for Future Development on El Cajon Blvd, Influencing Generations to Come

Titan Development (“Titan”), Malick Infill Development (“Malick”), and Thornburg Real Estate Ventures (“Thornburg”) are excited to announce the successful culmination of The Parkline project, an impressive Class-A multifamily edifice spanning approximately 80,000 square feet in San Diego, California. An inaugural event to mark this achievement is set for Saturday, August 26, running from 9:00 am to 6:00 pm, at 4250 Oregon Street. Attendees will have the opportunity to explore the premises and avail themselves of enticing move-in incentives, such as one month of complimentary rent or an e-bike (subject to specific terms and conditions). The construction of The Parkline commenced in January 2022 and concluded as planned.

With a long-standing commitment to El Cajon Boulevard, Malick organized a bus tour in 2014 with the Urban Land Institute to spark reinvestment along this thoroughfare.

Funding for The Parkline multifamily development comes in part from Titan Development Real Estate Fund II, which concluded in February 2020, and Thornburg Real Estate Ventures, a real estate investment manager and wholly-owned subsidiary of Thornburg Investment Management. **LOCATION:** The Parkline stands as a six-story residential community comprising 94 units. It is situated at 4250 Oregon Street, nestled in a prime spot adjacent to the iconic North Park Water Tower along “The Boulevard.” The neighboring North Park Community Park offers sports facilities, including tennis and racquetball courts, a softball field, a basketball court, picnic areas, and a dog run. The Parkline is conveniently close to locally-owned restaurants, bars, breweries, coffee shops, a supermarket, and a farmers’ market. With a highly favorable Walk Score of 97 and a Bike Score of 78, the project is conveniently located near dedicated bike lanes along 30th Street, Meade Avenue, and Utah Street. An onsite garage provides 28 parking spaces for cars and four for motorcycles.

**MOBILITY FEATURES:** The property stands between El Cajon Blvd, with three bus routes passing in front, and Howard Avenue, where the planned Howard Bikeway will be located. The building’s design takes advantage of these transportation options as alternatives to private automobiles. The project includes a bike garage with e-bike-specific racks featuring charging outlets. **HISTORY:** In 2017, Andrew Malick, along with La Jolla Capital Group, acquired two adjacent properties forming an L-shape around the existing Chicken Pie Shop. While attempting to purchase the restaurant, Malick established a friendship with the owner, who was reluctant to sell due to the restaurant’s historical significance to her family. Instead, Malick offered to redesign the building façade at no cost, with the owner covering the expenses for improvements and upgraded signage.
